After opening the tenders, the eligible bidders may be given an opportunity at the discretion of the Authorized Officer at 11.30 a.m. on 09.03.2015 to have inter-se quote among them to enhance the offer price. The bid / inter-se quote shall start from the highest amount quoted among the eligible tenders. 5. The successful bidder shall deposit 25 % of the bid amount (in addition to the EMD paid along with tender) immediately on the same day after the Auction is completed, by DD / Pay order drawn as above and the balance Sale Price shall be paid within 15 days from the date of confirmation of sale price or such extended period as may be agreed in writing by the Authorized Officer. In case of default, all amounts deposited till then shall be forfeited and the property / properties shall be resold, at the sole discretion of the Authorized Officer. 6. The successful bidder shall bear all expenses including statutory dues / arrears of taxes / charges for water, electricity / any third party claims and fees payable for conveyance, stamp duty, registration fee, etc., for Registration of Sale Certificate in his / her favour. 7. The Authorized Officer reserves the absolute right to accept / reject any or all the offers or adjourn / cancel the sale process without assigning any reason there for and also to modify any terms and conditions of sale without any prior notice. 8. The Authorized Officer will not be held responsible for any charge, lien, Third party Claims or municipal property tax, water charges or any other dues to Government or anyone in respect of the property under sale. 9. On confirmation of sale by the secured creditor and if the terms of payment, have been complied with, the Authorized Officer exercising the powers of sale will issue a certificate of sale of immovable property in favour of the successful bidder. 10. The Bank is not liable to pay any interest / refund of amount in case of any delay in issuance of confirmation of sale / Sale certificate by virtue of orders of any court / tribunal received after the auction is held. 11. The property is being sold on “As is where is & whatever there is” basis and the Interested parties are advised to make discreet enquiries about the property and should satisfy themselves about the title, extent, quality and quantity of the property before submitting their bids. The Bank does not in any way guarantee or makes any representation with regard to the fitness / title of the aforesaid property. 12. The aforesaid property will not be sold below the Reserve Price. 13.
