Considerations are allowed for the age of the house and normal wear and tear. Unless otherwise noted below each list, these items- as they apply to the house in question, appear to be functioning as intended at the time of the inspection. The purpose of the inspection is to give a home buyer an overview of the conditions of the house based on the North Carolina Home Inspector Licensure Board Standards of Practice. No infrared photography, borescopes, or invasive equipment is used in the inspection, no walls opened up or equipment taken apart. Furniture is not moved for access. Only your normal readily accessible covers are removed. borescope 1. Property Grounds Items inspected as they apply: Site Drainage, Turf, Shrubs, Trees, Driveways, Fencing, Retaining Walls, 1. Exterior Structure Item inspected as they apply: Roofs, Down Spouts, Gutters, Chimneys & Chimney Vents, Foundations, Eaves, Storm Doors, Insulated Windows, Storm Windows, Exterior Doors, Doorbells, Outside Lights, Water Pressure, Water Flow, Siding, Receptacles, Screen Porches, Decks, Patios, Garages, Carports, and Hose Spigots. The roof is asphalt shingles and inspected by walking over it. 1. Flashing nail heads are not caulked. Top of chimney shows pocket where water collects causing rust. Moisture damage at storage room wall. 2. Bottom of chimney has moist Siding should have 6-inches of ground clearance. Moisture damage found at deck. Page 4 of 7 3. Kitchen Items Inspected as they apply: Doors, Floors, Walls, Ceilings, Windows, Window Screens, Lighting & Lighting Switches, Receptacles, Water Flow, Sink Drains, Exhaust Fans, Cabinets, Disposals, Phone Jacks, Microwaves, Ceiling Fans, Ranges, and other Build In Appliances. Checking for an approved support fan boxes is not part of the inspection in any room. 1. Three-way switches are not independent of each other in the kitchen. 4. Laundry Items inspected as they apply: Dryer venting, dryer receptacle, washer drain, washer water connections, and washer receptacle. 1. Dryer vent is not connected in the crawl space. 5. Water Heater Items inspected as they apply: Electric- top and bottom elements; Gas- pilot, burner, and vent. Pressure relief valve. Water heater is an A. O. Smith- 40 gallon. 1. Living, Dining, Family, Bedrooms, etc. Items inspected as they apply: Doors, floors, walls, ceiling, receptacles, lighting & lighting switches, windows, window screens, closets, phone jacks, fireplace, gas logs, ceiling fan. Fan support boxes are not inspected. 1. 2. 3. 4. Living room window seal is broken. One living room window spring is broken. One living room window spring is not working. Master bedroom has two double pane windows with broken seals. 7. Bath Rooms- Master, Hall, Upstairs, Downstairs, etc. Items inspected as they apply: Doors, floors, walls, ceilings, windows, window screens, lighting & lighting switches, receptacles, water flow, sink & tub drains, heating, ventilation, toilets. No problems found. 8. Air-Condition System Items inspected as they apply: Suction lines, discharge lines, outside condensers, evaporators, air filters, compressors, fans, temperature differences, thermostats, maximum breaker/fuse sizes, drain lines. Temperature Difference- supply- 40 degrees, return- 60 degrees= 20 degrees difference (should be 15-20 degrees difference) Maximum breaker size is 20 amps. Minimum wiring size is #10- 17.8 amps. 1. Outside package unit needs a routine cleaning. 9. Heating System Items inspected as they apply: Temperature reading, temperature rises, flue pipes, burner coils, fans, thermostat, supply pipes, fuel tanks above ground, ducting. Heating system is gas package unit. Temperature Rise- return- 74 degrees, supply- 121 degrees= 47 degree rise. (should be between 35-65 degrees) 1. Hall air return grill is damaged. Page 6 of 7 10. Basement / Crawl Space / Slab Items inspected as they apply: Doors, insulation, walls, building debris, receptacles, lighting, humidity, ventilation, vapor barriers, floor joists, sills & girders, columns & piers, water piping. Insulation – R- 19 fiberglass 1. Three 16 penny nails should be used at each joist, instead of just one. 2. Insulation fallen down. 11. Electrical System Items inspected as they apply: Main ampere panel capacity, wiring type, panel & any subpanels, panel grounding, phone grounding, cable vision grounding, gas pipe grounding. Service to house is 240 volt, underground service feed. Lighting circuits have copper wiring. House voltage appears to be 200 amps. No problems found. 13. Plumbing System Items inspected as they apply: Water piping, drain piping, and drain venting. Water cutoffs at fixtures are not operated. Water pressure is 45 pounds per square inch at the outside spigot. Water flow is 6 gallons per minute at the outside spigot. Material of water piping is pex. Main house water cutoff is located in the kitchen pantry. No problems found. Page 7 of 7 14. Attic Items inspected as they apply: Ceiling joists, rafters, insulation, ventilation, fans, lighting & lighting switches, flooring, roof sheathing, rodent damage. Insulation is R-30 blown fiberglass. 1. Two areas in attic have the insulation flatten down due to flooring. 15. Summary- A list of the major problems found. This is not the entire report.
