From the President
Each year SCHOA hosts its Annual Meeting as required by the Bylaws of the organization. This year’s
event reported accomplishments of 2014 and the goals for 2015. The theme of the year’s meeting was
“Residents…..New and Current.”

Hickman joined residents at this year’s interactive
meeting.
With the support of Senator Lesko, a highlight of the year
was the signing of the Golf Cart Legislation during the
summer. This was a milestone for SCHOA and its
Transportation Committee which had worked diligently
for several years on behalf citizens under the direction of
Board Vice President Powell.
This year’s keynote speaker, Supervisor Hickman,
reported one of his top priorities was to better fund Public Safety; this has been done by adding 8 new
Sheriff Deputies to the Sun Cities. There have been over 1,450 citations in Sun City since the traffic
suppression was initiated. Another top priority is transportation. One of the most exciting transportation
developments is the MCDOT SMARTDrive Program, which is designed to bring the latest innovations in
traffic management technologies and research to the West Valley to save tax dollars.
Greg Eisert, Chairman of SCHOA’s Governmental Affairs Committee, remained vigilant throughout 2014
by attending ongoing ACC hearings and reporting back to Sun City citizens regarding the ongoing EPCOR
Wastewater Increase issue. Beginning with the February 2015 EPCOR billing, there will be a $4/month
increase based on the ACC unanimously voting to accept the proposed Interim Settlement Agreement. At
this time, EPCOR is now required to file a rate case for all five of its wastewater districts on or before
September 30, 2015. SCHOA will remain diligent following this Community concern on behalf of
residents.
2014 marked the year that SCHOA expanded its Marketing Department with continuing Town Hall
Meetings and informative monthly newsletters, invited Business Partners the opportunity to advertise, and
published the first Community Information Guide which includes the Covenants, Conditions and
Restrictions (CC&Rs). An accomplishment of 2014 is an increased membership, which continues to be
$20 annually. This year’s meeting invited all residents to join the organization and stressed SCHOA is
invested in protecting property values of the “first Sun City in the country” for all. Even though there was
an increase in membership, SCHOA’s goal is to have its membership 100% of Sun City citizens.
The Compliance Department met record accomplishments in 2014. There were over 7,000 processed
violations, resolution to 19 business complaints, 54
Community Intervention Program cleanups and 49
Residents and Assistance and Maintenance Program
cleanups. The CIP and RAMP programs are supported
through donations and volunteers who wish to maintain
Sun City as the Community it was designed to
be……….a viable, pleasant and peaceful retirement
community. Each of these programs takes care of
property concerns that are violating community
guidelines; quite often these outreach programs are
assisting neighbors in need.
In 2014 the Business Partner Program was revamped to offer more services to businesses as well as
SCHOA members. This Program assures businesses which are members have been vetted and are
qualified under SCHOA guidelines. The Home Owners Association is committed to its member
businesses. In 2014, the Business Partner of the Month was initiated. As this was done at the end of the
year, the Annual Meeting recognized 2014 Business Partners of the Year. The criteria for being
recognized are exemplary services, exemplary customer service, received testimonials as well as the
business being willing to assist citizens who may have extenuating circumstances. SCHOA provided each
Business Partner with a Certificate of Appreciation as well as a plaque that has been placed in the SCHOA
lobby identifying those who were recognized in 2014 at the Annual Meeting. Each month there will be a
Business Partner of the Month who will be recognized in the monthly newsletter.

Transportation Committee to continue to correct and improve SCHOA’s infrastructure. Also included are
raising awareness through marketing outreach, continuing to build the Business Partner Program and local
Sun City community organizations. SCHOA will continue its commitment to take a proactive approach
with the State Legislature, RUCO, and the Arizona Corporation Commission regarding issues affecting
Sun City residents.
I would like to personally express appreciation to all members for their support of SCHOA. The 2015
Board of Directors and Staff are committed to working for Sun City and its residents. We look forward
to meeting you in person when you visit the office, attend the monthly Board of Directors Board meeting,
Town Hall Meetings or other SCHOA events.

OPEN AIRE MARKET – MARCH 16, 2015 – Mark your Calendar
You won’t want to miss this fun Sun City event. The Fifth Annual Open Aire Market will take place
at the Sundial Recreation Center on Monday, March 16, 2015.
There will be a wide variety of business partners and vendors
attending who will be marketing and selling their services and
products. The event begins at 9:00 a.m. and will be a fun day for all.
Registration forms are available by visiting www.suncityhoa.org or
by visiting the office. If you would like to receive information and
haven’t been a vendor in the past, contact the office to be assured you
receive the information. This event is limited in terms of spaces
available; early registration is recommended. Registrations for the
2015 event are coming in very quickly. If you would like further

SCAM WORKSHOP
On February 18, 2015, The Sun City Home Owners Association will be partnering with The Sun City
Posse hosting a workshop addressing Computer Crimes, Fraud and Scams. Joan Campbell with the
Maricopa County Attorney’s Office will be addressing Crime Prevention and Crimes against the Elderly.
SCHOA and The Posse are each receiving reports from residents addressing ongoing concerns about
scams. This is the second workshop that will be held in the past few months addressing this important
issue.
All residents are asked NOT to allow anyone in their home they don’t know, not to speak to anyone on
the phone who may be attempting to sell anything, and to contact the SCHOA office before hiring any
business to do work at your home. All home owners association business partners have been approved
by qualifying under SCHOA guidelines as businesses residents can trust to perform services and to charge
fairly.
This important workshop will take place at The Sun City Posse office on Wednesday, February 18, from
2:00 p.m. – 4:00 p.m. The Posse address is 10861 Sunland Drive, Sun City, AZ 85351. For information,

MARCH TOWN HALL MEETING – “When is When”
On March 16, 2015 the Town Hall Meeting will be featuring a local attorney and health care providers
addressing: “’When is When’ – An Overview on planning ahead to allow you to understand the
importance of knowing your health and wellness options.” This informative event will provide valuable
health-care information today and beyond.
The speakers will be David T. Eastman, Attorney at Law, Morris, Hall and Kinghorn, P.L.L.C., Dr.
Christine M. Estrada, DO, MPH, MBA, Lotus Transitional Health Services; and Penny Karle, CSA,
Certified Senior Advisor, Director of Community Outreach, Adult Assistance Homecare. Mr. Eastman
will be addressing what legal documents are needs and required pertaining to your life choices, Dr. Estrada
will address “Palliative Medicine – Bridging the Gap between Curative and Comfort Care.” Penny Karle
will focus on “What You Need to Know; When is it Time to a ask Questions about Living Options.”
This meeting will take place at the Sundial Recreation Center, at 10:00 a.m. You won’t want to miss this

SUN CITY OFFICE OF TAX AIDE
The Sun City office of AARP Tax-Aide is providing free income tax information to explain some of the changes
that might affect the 2014 tax federal and Arizona state
return, and to provide information. This service is
provided at the Sun City Community Assistance
Network office. For information, call 623 933-7530.
DIAL-A-RIDE UPDATE
All Sun City senior residents over 65 years old can
use Dial-a-Ride for $4.00 one way; cash/correct
change is required. You do not have to be lowincome or disabled, but you do need to be 65 years of
age. A driver’s license, state ID or Medicare card
will serve as proof of age. Donations are appreciated and necessary to insure the continuation of this worthwhile

TRANSPORTATION COMMITTEE
At the January SCHOA Transportation Committee Meeting officials from MCDOT presented their plans for safety
improvements at the intersections of 99th & Cameo and 99th & Union Hills. These intersections presented unique
challenges due to the open drainage canal down the middle of 99th Avenue. These improvements should occur in
the 2015-16 time frame.
Sgt. White of MCSO advised that their department in cooperation with the Sun City Posse are going to put on a
golf cart safety drive which will involve the installation of seat belts. One of the leading causes of injury in golf cart
mishaps is the failure to have or use seat belts.
A group of residents from Hutton Drive were present to voice their concerns regarding vehicles speeding down
their street. They requested MCDOT install a stop sign on Hutton somewhere between Del Webb & Boswell. They
feel this would slow down traffic. MCDOT stated they will take this request under advisement.
The next Transportation Committee will be meeting Wednesday, February 25 at 10:00 a. m. This meeting is open
to the Community.
SUN CITY HOME OWNERS ASSOCIATION MEMBERSHIP
SCHOA is a valuable organization in Sun City; though small, it has great value. From Compliance to Membership,
to an accredited Business Partner Program, to marketing/educational outreach as well as an active committed
Board of Directors which is highly proactive on behalf of Sun City, the Home Owners Association is invested in
“working for Sun City.”
During the past year, SCHOA has maintained a high level of compliance management, expanded its Business
Partner Program, and organized educational events in an effort to assist residents with Community education
addressing issues of interest as well as growing the Residential Assistance and Maintenance Program (RAMP).
This program is designed to assist residents in need (a confidential program).
Each month on an ongoing basis, important electronic communications are emailed to all members for Community
programs as well as impromptu, timely notifications. A monthly newsletter is published offering news and updates
and is available on the website at www.suncityhoa.org.
Membership continues to remain reasonably priced at $20/year and is voluntary. Members recognize the value
received for available services and appreciate the commitment to keep membership manageably priced for all
residents.
A membership application has been added to the website www.suncityhoa.org; once you have completed the
information, you are able to submit the form directly to the membership staff at the SCHOA office. Payment may
be made online for your convenience. For more information, contact the office or [email protected].
Members are also committed to supporting SCHOA’s RAMP and CIP through donations.
COMPLIANCE CORNER
The Compliance Department remains busy assuring residents continue to adhere to CC&R standards. If you would
like a copy of the CC&Rs, visit the website at www.suncityhoa.org. or you may pick a copy. If you have any
questions, contact the Compliance Department for assistance.
The staff is vigilant in following up when
there is a reported violation. All information
reported is confidential. It is required that a
resident provides their name when
submitting a report; SCHOA is unable to
accept anonymous reports.
Safety Tip:
There have been several
reports recently from residents who are
concerned when they see neighbors opening
their garage doors instead of their front door for a stranger. As always, don’t allow anyone in your home that you
don’t know. Front doors can remain locked; an open garage door isn’t safe.
This Year’s Citrus Crop
This year, Sun City has an abundance of citrus produce. It is important the fruit is picked and not left on the trees;
otherwise, the oranges/lemons/grapefruits will attract rats. If you need assistance, SCHOA has a list of business
partners who are able to assist picking produce. Contact the office for information. Rats cause great
damage; deter them before they find their way into our homes.
Are your citrus trees hanging heavy with fruit you are already tired of eating? Turn your excess fruit into nutrition
for Arizona’s hungry by donating your citrus to St. Mary’s Food Bank Alliance!
The food bank is accepting citrus donations at our Surprise and Phoenix locations and will continue to until early
April. Drop off your citrus Monday through Friday from 8 a.m. to 4 p.m. at Del E. Webb Distribution Center, 2831 N
31st Ave, Phoenix, 85009 or Surprise warehouse, 13050 W Elm St, Surprise, 85378. For more information, call 602 242

Rodents/Rats are attracted to Citrus Trees
As Sun City residents, we certainly hear, if not see, rodents/rats periodically. We all need to be responsible by
protecting our homes and property against the harm that is caused by rats. With the abundance of citrus trees in Sun
City, and the abundance of this year’s crop, it is important steps are taken to manage this concern. SCHOA and
Maricopa officials encourage residents to clean their yards and be particularly aware of the concern of low-hanging
citrus on fruit trees. This is a huge attraction to rats……..including damaging roof rats.
If you are aware of roof rats, the first step is to seal your home………caulk holes, cracks and gaps in exterior walls
and under the eaves of a building. Look for holes in exterior walls near dryers and under sinks, screen roof vents,
put netting over weep holes at the bottom of stucco walls, and secure pet doors and window screens to be assured
they are secure at night. Rats like to hide in shrubs and weedy areas. You can tell there are roof rats by orange
husks that will be seen on the ground under citrus trees.
There is also another type of rat called “wood rats”
that will eat hoses and wiring in cars, will build
nests in your garage; they chew cactuses and build
nests under large bushes as well as gnawing on
wiring for air conditioners or pool pumps and hoses
for a drip irrigation system. These rats differ from
the roof rat with larger ears and shorter tails. These
rats will find sanctuary on patios where there are
pots, debris, storage bins located. They will also
nest in barbeques.
These concerns can be managed by trimming vegetation and cactus, don’t allow vegetation to become thick. Have
your roof inspected periodically and inspect your air condition and pool heater. It is important not to allow excessive
debris to build up as this is an attraction to any rodent.
SCHOA has business partners who specialize in extermination and roofing; they are available to assist you if you
feel you may be dealing with rodents. St. Mary’s Food Bank will be accepting fruit through early April. Their phone
number is 602 242 FOOD.
Remodeling Tip
Sun City homes offer a wide range of opportunities for remodeling and upgrading. Before making
significant changes, it is suggested that you contact the Compliance Department. There are Maricopa
County and SCHOA guidelines that need to be followed. The Compliance Staff is knowledgeable
and able to assist you. There are times that remodeling has been done that hasn’t followed the CC&Rs
which has necessitated changes and after the fact. Let SCHOA help you and save expenses!
Security Lock Boxes
Have you ever wanted to have a lock box to be assured in an emergency the fire department would be
able to access your home, but didn’t think you could afford to have this installed? Lock boxes are
available through the Sun City Fire Department. SCHOA partners with the SCFD if residents are unable
to pay for this service by providing assistance. For more information, contact the SCHOA office. All
information is confidential.
BUSINESS PARTNER PROGRAM
All business partners have qualified to be part of the Business Partner/Vendor Program when they initially register
and must remain in good standing. Credentials are reviewed at the time of renewal dates. There are currently over
350 business partners who have qualified to provide services to members. All Business Partner members are able
to have their business cards and brochures available in the office offering an excellent opportunity to market to the
community.
The Program continues to grow and to be improved. Recently, SCHOA began providing lanyards to all business
partners, which will identify all registered members as
vetted representatives. This is important for residents to
be assured that vendors who are identifying themselves
as being registered vendors are in good standing.
If you are an active business partner and don’t currently
have your lanyard(s), please contact the office to pick
them up. They are available for all employees between
the office hours of 9:00 a.m. and 3:00 p.m. For further
information, contact the membership staff on extension 202 or 203.
Residents are asked to contact SCHOA after using one of the business partners. When receiving comments, the
record for the business is updated. The Sun City HOA is very pleased to report there are frequent reports from
residents who are recommending a businesses. When discussing a company with a resident, the testimonies are
very reassuring for a prospective customer. As always, “feedback” is appreciated.
SCHOA selects Business Partner of January – Arizona Electric, Inc.
Each Month SCHOA selects a Business Partner of the Month. The criteria is based on the quality of their work and service
provided as well as testimonials received from Sun City Home Owner Association members. These business partners also
provide services to residents in need when requested by SCHOA. The Business Partner of the Month for January is Arizona
Electric, Inc. For the past six month residents who have used this business partner have reported: they provided excellent
service, they know what they are doing, they did an excellent job, had equipment needed to do the job, arrived on time,
performed the job very satisfactorily and we would recommend highly.

Sun City Softball Team Supports Sun City Residents! The Residents Assistance and Maintenance Program
designed to assist Sun City residents was supported in January by the Sun City Softball Team. For the past
several years, these volunteers have come forward providing services for neighbors time and time again! For your

SCHOA MEETING ROOM
If you are interested in using the meeting room, it is
available to members at no charge on a first-come,
space available basis. Membership must be current
when scheduling an event. Business Partners may
reserve the meeting room for $50/hour, not to exceed
$100. Condominium association groups may reserve
the meeting room at no charge if they are SCHOA
members. Nonmember rental fees are: $50 for less
than half a day; $100 for one-half a day (three hours); $150 for a full day (5 hours and 45 minutes). All meetings
need to end no later than 2:45p.m.

Wisconsin Day Picnic – All are Welcome!
The Wisconsin club was formed this past year for the purpose of organizing Wisconsin Residents and
friends in the Sun City area. Our purpose is social. Our main event is the Wisconsin Day Picnic on
Thursday March 5th, 2015. This event is held at the Sun Bowl in Sun City, from 10:00AM until 3:00PM.
We plan to hold the Event each year. Wisconsin people have organized the picnic since the mid 70's but
had run its course and was not held for a few years. Organizers thought the event should be brought back.
A nucleus of people was formed to kick start the event again. We found none of the equipment was around
that was used for the past events and no money was available for the operational expense needed to host
such a large endeavor. 1200 to 1500 people usually attend the Picnic. The small group contributed the
necessary funds to purchase new equipment, volunteers also found some of the past items used to serve
that many people. The Sun City Rec Center workers were also very helpful and that is what triggered the
group of volunteers to form a club and become the Wisconsin Event Club of Sun City.
The officers for the club are President Gari Spagnoletti, Vice President Judi Spagnoletti, Secretary Daryl
Lund, Treasure Sue Swiatowy and James Mrdutt at large member. Many volunteers also make up the
group and along with many sponsors. Everyone looks forward to the Wisconsin Day Picnic. See you
there!

Sun City Early Bird Lions Club
The Sun City Early Bird Lions have been working in Sun City for over 40 years addressing many needs with
particular attention to sight and hearing disabilities. The Lions supply school children with glasses, collect and
recycle used glasses and hearing aids, support recording for the blind and provide leader dogs. The support
community programs to help neighbors in need and other programs to make life easier as their neighbors mature.
The Lions work hard to earn money and donate an average of $25,000 per year to these causes.
On March 26 and 27th, the Early Birds Lions will
host their first Parking Lot Sale. Anything that is
donated to this effort will can be used for tax
purposes as the organization is a 501 c(3), Not for
Profit Organization. If you would like to donate to

made to have donations picked up.
Suitcases for Arizona Children in
Foster Care
There were 15,751 children in foster care in Arizona as of the end of March, 2014 according to the State
of Arizona. When these children move from place to place, they usually have to carry their clothing and
belongings in a garbage bag as they don’t own a suitcase. Candy Holstein, a retired social worker living
in Sun City is asking for assistance in having as many suitcases as possible donated…….they don’t have
to be new, but should be clean and look presentable and in good working order.
Donations may be made at the SCHOA office Monday – Friday, 9:00 a.m. – 3:00 p.m. Candy will pick
the suitcases up once a week and deliver them for the children in need.
SUN CITY DIRECTORY
It is with considerable pride that Sun Cities Publishing brings you the 55thAnniversary issue of the official
Sun City, Sun City West, Sun City Grand Home Owners Directory. The directory will be delivered during
January and February and is specifically and carefully tailored to meet the needs of the active lifestyle of
Sun City residents. Appreciation is expressed to the Sun City Early Bird Lions Club for delivering the
publication. Copies will also be available at the SCHOA office.
The Directory is available at no charge through the generous support of yellow-page advertisers without
whom the publication would not be possible. Residents are encouraged to patronize their businesses and
utilize their products and services whenever possible. Appreciation is expressed to the Sun City Home
Owners Association for managing modifications to the white pages. Updates and changes are gathered

contacting the office by phone.
SHREDDING SERVICES
Shredding services are available to all residents. Hours are between 9:00 a. m. - 2:45 p.m., Monday – Friday for
this service. The cost for members is $5.00 each for the first two boxes and $3.00 for each box thereafter; for
non-members, the cost is $10.00 each for the first two boxes and $5.00 for each box hereafter. Shredding is
secure in locked containers which are picked up on site.
NEWSLETTER
The deadline for Newsletter submissions is the third Wednesday of each month for the upcoming edition.
The newsletter is designed to offer event and activity information in the community; it is not a venue for
political, religious, or community articles. Send information you would like to submit to
[email protected].
The newsletter is available by email to members. If you know of someone who isn't receiving an
electronic copy and is a member, ask them to contact the office and they will be added to the email list;
if you know of someone who would like a copy and doesn't have a computer, copies are available at the
SCHOA office. If they would like a copy mailed to them, we are happy to do that.
