CHAPTER 1: INTRODUCTION OF THE STUDY
PROJECT BACKGROUND
The Corporation
Northlands Pacific Builders and Development Corporation (NPBDC) is a newly
registered corporation which aims to be a major player in the urbanization and
development projects here in Northern Luzon. It has humbly started with a number
of close friends and relatives aiming to join the rising industry of real estate by
developing commercial and residential areas that are business, community and
environment friendly.
Northlands Pacific Builders and Development Corporation (NPBDC) was
registered on September 26, 2012 with the Securities and Exchange Commission It
has an authorized stock of ten million pesos (Php 10,000,0000.00), divided into one
million ( 1,000,000) shares with a par value of ten pesos (Php 10.00) per share. It has
humbly started with a number of relatives and close friends which aims to be a major
player in the urbanization and development projects here in Northern Luzon.
Northlands was named after the ‘Northlands Real Estate Services’, a small
brokerage firm catering from buying and selling of lots to land tiling and survey
services, by Ms. Flordeliza G. Dungan, now the Chief Executive Officer of the
Corporation.
NPBDC’s incorporators are group of licensed professionals of
different fields from real estate, engineering, accounting down to the academe.
VISION
We envision Northlands Pacific Builders and Development Corporation
to be a key player in the urban and development projects in Northern Luzon,

facilities.

Our LOGO and its Meaning
Four Curves- represent the Four Provinces of Region 1- Pangasinan, La Union, Ilocos
Sur and Ilocos Norte. NPBDC aims to bring significant developments in the Ilocos
Region incorporating touch of local design and arrangements.
House- represents the corporation’s real estate development projects such as but not
limited to commercial, residential and recreational developments.

Green Color- Green is a color of growth and vitality. Darker greens relate to money

First Developmental Project
The Corporation’s first project is a development of a 1.4 hectare lot located in
Cacapian, San Juan, La Union. Almost half of the total area will be developed as
mountain resort which is the focused of the study. In the phase 2, mountain villas
surrounding the resort will be constructed. The mountain villas will be open to
investors whose primary objective is to lease the villa where the corporation will do
the property management.
The first phase of the project is the development of the resort where the ball wave
pool and the kiddie pool are of priority and will serve as the main facilities. The
second phase is the development of mountain villas where villa owners intend to
invest their villa units as for rent cottages and housing facilities. NPBDC will serve as

the property manager of the units. The third phase would be the completion of the
mountain resort where added pools and facilities will be developed. Of the three
phases, the corporation will have three major operations: resort operation, property
management and food and beverage services. This feasibility study is delimited to
the resort operations and its related administrative functions.
