Each member serves a two year term. All residents are welcome to serve on the Board; elections are held at the January HOA meeting each year. Board members welcome any questions or suggestions residents may have, and residents are encouraged to attend meetings. Page 1 FAIRWAY LAKES ENTRANCE PROCEDURES Resident Lane Bar code Access Operation – Slowly drive vehicle past the bar code scanner to gain access to the community. Visitor Lane Proximity Card Reader Operation – Hold the white proximity card next to the small black box with the small red light mounted below the telephone entry key – pad marked CARD READER. Telephone Entry System Operation – Calls to residents must originate from the Entry System not a cell phone. Scroll by using the #key to residents name Enter the 3 digit code of resident Residents have 45 seconds to respond by pressing the #9 on the telephone Four short beeps will indicate gate is opening Visitor will hear a busy signal if resident is using phone and does not have call waiting To speed entry you may provide your visitor with your 3-digit code. Gate problems may be addressed to the following numbers: Boynton Telephone 561-572-2188x1133 Boca Telephone – 561-994-1788x1133 Page 3 TRASH COLLECTION Garbage pick – up is Wednesday and Saturdays, except on Christmas Day. We do not follow the Holiday schedule posted in the newspapers for Boynton Beach since we are “Unincorporated section of Palm Beach County”. Trash should be placed in trash receptacles and put out to the curb no earlier than 6:00 p.m. the evening prior to pick up. Do not use cardboard boxes for trash disposal. These are to be put out empty for recycling either separately or in the yellow bin. Recycled items (yellow and blue bins) are picked up on Saturday only. Yellow bin items: Newspapers, brown paper grocery bags, magazines, catalogs, flattened corrugated cardboard boxes up to 3x3. Please no 12 pack beverages boxes, tissue boxes, cereal boxes or plastic bags. Blue Bin items: Drink boxes, milk and juice containers, aluminum cans, aluminum foil and cake plates, glass bottles and jars (no lids or caps) plastic containers. No styrofoam, light bulbs, mirrors, plate glass, plastic bags, steel or tin cans. Yard Debris: Picked up on Wednesday only. Page 4 GENERAL INFORMATION The Association maintains many exterior areas. All other areas are the responsibility of the homeowner and must be properly maintained. Lighting – Front lights are to be kept on from sundown to sunrise. This may require the installation of a timer. Parking- No vehicle may be parked on Fairway Lakes Drive overnight or on the grass at any time. During the day be mindful of the curves when parking a vehicle on the street and do not block your neighbor’s driveway. The Association now has alternate parking, on an even month you park your car on the even side of the street. On an odd month, you park your car on the odd side. Garage Doors – All garage doors must be closed when garage in not in use. Pets – Only 2 pets per household are allowed. Pit bulls and Rottweilers are not permitted. Pets must be leashed, and all animal waste must be picked up and removed immediately. Pets may not be left in enclosed areas outside the home unless someone is present in the home. Hurricane Shutters – Shutters may be installed or closed only 5 days prior to a forecasted storm. They must be removed within 5 days after a storm has passed. Parttime residents should make arrangements before leaving town for the closing and opening of shutters. Signage – Any signs visible from the exterior of your home are not permitted. Community Pool – The pool on the southwest corner of Fairway Lakes Drive and Southport Drive serves the three communities of Fairway Lakes at Aberdeen. You must have a key to gain access to the pool. Security – Each home is equipped with a security system which is serviced by Alarm Partners. An alarm permit from the Palm Beach County Sheriffs office is required and must be renewed annually. The cost of a new permit is $18.00, and renewal is $5.00. Once you have received your new permit number it will need to be filed with Alarm Partners. Community Mailbox- At the exit near the gatehouse, there are mailboxes belonging to each community. You will find information about upcoming events and meetings in the Turnberry Isle Mailbox. Please check weekly. Page 5 Aberdeen Times – The Aberdeen Times is distributed 10 times per year and contains articles from each of the Aberdeen Country Club Communities. If the Aberdeen Times is not delivered to your home by a volunteer resident, it will be in the Turnberry Isle mailbox by the front gate. Email – The Board of Directors as well as the Women’s Club often communicate via email. Please make sure the Board has your email address and phone number for the Turnberry Isle Phone Directory. Lawn Decorations – Statues or fountains on front lawns are not permitted. All requests for landscaping and structural changes (including coach lights, screen enclosures, hurricane shutters, and mailboxes) must be presented by submitting an ARB/ARC to Rick Finn for approval by the Board of Directors. Landscaping – All landscaping problems/requests should be phoned in to Campbell Property Managment at 561-432-2703 or faxed to 561-432-2181. Please observe the 23 M.P.H. speed limit when entering the community. We now have mini speed humps installed in the community to avert speeding. Page 6 TURNBERRY ISLE WOMENS CLUB Turnberry Isle Women’s Club meets on the second Monday of the month at 7:30 p.m. All female residents are invited to join. Social activities, special events and programs for Turnberry Isle are planned at the meetings. For more information please call the President Anita Ostrow at 734-5646. Set your air conditioner at 80 degrees and if you have a humidistat at 60 degrees. Leave 4 air conditioning filters for your caretaker (unless you have permanent filters which need to be hosed down). Turn off hot water connection located at the circuit breaker. Set refrigerator at its lowest setting or turn it off and open the door. Install Led long lasting bulbs, inside and outside your home and make sure your lights are on timers. Even though you are away, you are responsible for keeping outside lights on from sundown to sunrise. In the event your alarm is activated, make sure your caretaker knows your code and password. Remember to call your alarm company with your caretaker’s name and phone number. Do not disconnect your telephone or you will cut off the line to the central alarm station. Secure all windows and doors. Notify the Post Office of your forwarding address. Discontinue newspapers. Page 10 Property Owners Association (POA) Welcome to the Aberdeen Property Owners Association Web Site (www.aberdeenpoa.com). Our goal is to provide current, readily available information of interest to all residents of the Aberdeen residential communities. Your suggestions for improvements and additions to our web site are welcome. This web site gives every Aberdeen resident access to the POA documents, updated and current information about all happenings, and access to all POA policies and forms necessary for daily administration e.g. ARB forms, hurricane and shutter policy ect. This web site also shows the channels available through our Comcast Cable contract. Our Property Manger is Ms Lisa M. Teets; she can be reached at Campbell Property Managment – 561-432-2703. The POA meets on the first Thursday of every month (except June, July an August) at the Aberdeen East Clubhouse. The meetings start promptly at 9:00 a.m. and all residents are welcome and, indeed, encouraged to attend. Each community has an equal representation on the Board of Directors. All expenses are shared for the common areas, which are described in detail in your Fairway Lakes Drive Homeowners documents and detail plans are no 25 & 26 recorded at the Public Records of Palm Beach County, Florida. The common areas include the sign, grass leading up to the entrance/exit gates, guard house, security cameras and equipment. All plants, trees and grass areas at the entrance/exit pool and cabana. All residents in Turnberry Isle are assessed on a monthly basis thru your monthly billing. This item is noted in the Turnberry Isle budget as “Fairway Lakes Drive”. Page 12
