We are all looking forward to another great year. By the time you receive this newsletter, the Annual NWCHOA meeting will have already been held. NWC would like to say thank you to the board members, who are stepping down and welcome to the new board members. Are You Looking For A Summer Job? Summer is Around the Corner – YOU MUST HAVE CERTIFICATION TO APPLY The NWC staff, board and Patriot Management Co have worked diligently to keep our dues from increasing unnecessarily, while maintaining and improving our neighborhood. The volunteers of NWC have done a great job with the swim and soccer programs. NWC also has volunteers helping out with graffiti removal and cleaning the parks. Thank You Volunteers! Northwest Crossing will be hiring Lifeguards and Dolphin Swim Team coaches this summer. College and high school students whom have completed The American Red Cross Lifeguard Training, First Aid, CPR, or Water Safety Instructor (WSI) course(s) may be eligible to apply for these positions. NWC is maturing. Homeowners need to keep up the good frontage on our homes. Maintaining our yards, fences and not leaving trash and recycle cans out for several days are a few simple ways to keep our neighborhood looking good. Get to know your neighbors. It makes us stronger homeowner association and keeps us and our property safer and values higher. Contact the NISD or San Antonio Red Cross for Certification Information. Certification Classes are offered from January-May 2015. The monthly NWC board meeting is on the 4th Tuesday of the month. If you have any concerns or suggestions feel free to attend. As I have said before, the only way for NWC to keep moving forward is with the involvement of the homeowners. Get involved! Northwest Crossing will reimburse residents for all registration fees associated with the required American Red Cross Lifeguard Certification. You must work the entire summer season for Reimbursement. Please Contact the Northwest Crossing On-site office for more information. NWC Intramural Soccer Angel L. Figueroa Coordinator The spring soccer season had good participation with 161 of our children participating on 16 Teams Thank You parents, coaches and kids for a great season. The fall season was successful as well with 130 kids on 15 teams participating. In July we hosted another British Soccer Camp and had 40 of our kids participate in the week long event. This helped teach fundamentals of soccer to the participants from world class players and coaches. It was also a lot of fun for the kids. Next season we will have more off street parking available thanks to Zachery Construction and Randy McPhearson leveling and packing the area behind our fields. Watch for sign up dates and enroll early so teams can be assigned and action starting as soon as we can. 2 2015 NWC ID Stickers Available February/March Activities Come join us for some Zumba! Classes are Mon/Wed/Thurs at 6:30pm and 7:30pm. Contact the office for more information: 6470689. Homeowners, bring in your NWC ID Cards once your 2015 HOA Assessments are paid in full. If your cards are expired, we need to retake your picture. Look in your swim bags, there is a $10 charge for lost ID cards that are still current. The new Homeowner’s Meeting will be held on February 25th at 6:30pm at Weybridge Clubhouse. New Homeowners will receive a packet and ID cards. Our Annual Easter Egg Hunt will be held on March 28, 2015 at the Dover Ridge walking park at 10:00am. Holiday Decorations NWC Community Garage Sale will be held the weekend of May 2, 2015. It seems like we just got finished putting up the decorations and now it’s already time to take them down. Repairs to our facilities are done through a sealed bid process with multiple requests for bids sought for each item. Our entry tower is one major project that we will try to complete in 2015 as well. over 35 acres of parks and walking trails, together with soccer fields and Sportsplex. The swimming pools, tennis courts and play equipment are a part of our community. Having this in our community is a benefit for all residents. The keep the value of your major investment… your Home higher than surrounding areas that do not have these amenities! The constant upkeep of these areas is tremendous, not to mention the costs involved. We are currently doing major maintenance at the Dover Ridge Pool. There was major deterioration of the concrete pad which had cracked and had the metal reinforcement protruding on the walking surface and much of that has been demolished and will have new concrete by summer. Additionally the pool needs resurfacing and some of the drain and water lines need to be replaced. This work should all be completed prior to swim season. The pools are over 30 years old and major maintenance is something that has to be done. Our tennis courts had new wiring last year and will need resurfacing in the near future. All of this maintenance is necessary but cannot be done at the same time – our budget just Last year we were able to update part of the Weybridge Park after the old playground equipment was removed. It had been deliberately broken, caught on fire, and one of the structures was stolen. Our Misty Brook park toddler swings straps were cut, one of the ladders broken to the spiral slide, the toddler rides broken, not to mention the constant graffiti that has to be removed. The playground equipment is designed for children 10 years of age and younger. If you are at the playgrounds and notice someone misusing the equipment please say something to them and or call the NWC Patrol or the Onsite manager. Please keep us informed if any of our parks and areas need attention. The Parks are a major enjoyment for your families and we want to maintain them in the best way possible. Last year we saved approximately $10,000.00 by only having one pool open during the week. We would like to continue this in 2015. Pool usage has been down for the last few years with only 2-3 people using the pools during the day. WHY? Send us your comments or suggestions – with summer heat it does not make sense to not use the pools? Do we need more or different activities? Longer hours? Organized activities or BBQs? This is your neighborhood – we need your input to keep NWC a great place to live. Send your comments to nwcrossing@satx. rr.com or drop a note in the drop box at the NWC Office. A spring clean up event is in the planning stages hopefully to be in the March-April time frame. We continue to have a lot of graffiti around the neighborhood and work diligently to keep it cleaned up. We also need to paint the fence at the Dover Ridge Walking Park. If you have the time and desire to coordinate our clean up activities or just want to help out let us know. We have areas available for adoption and will provide clean up materials just let us know. Event coordinator would plan for the events, coordinate volunteers and provide a list of materials needed. Additionally, the coordinator would ensure that volunteers are recognized in newsletters and on signage if appropriate. Adopt a Piece of NWC We have recognized groups for adopting and cleaning our large parks but now it’s time to adopt our smaller parks and neighborhood islands. Many of our signs need fresh paint and landscaping. We should consider xeroscaping our islands and using drought tolerant plants in our future endeavors. If you and your neighbors would like to adopt an island please notify us and present your idea for approval. The adoption can be a family, neighbors, or business. All plans will need to be approved by the Architectural Control Committee (ACC) and the Board of Directors for funding and coordination. San Antonio TX 78217 9 We’re Having What Kind of Meeting? What’s the difference in a board meeting and a special meeting, or an annual meeting and a town meeting? Confused? Here’s some clarification. Annual Meetings Annual meetings—or annual membership meetings—are required by our governing documents, which specify when they’re to be conducted and how and when members are to be notified about the meeting. This is the main meeting of the year when members receive the new budget, elect a board, hear committee reports and discuss items of common interest. Special Meetings Special meetings are limited to a particular topic. The board can call a special meeting at any time, and they must notify all members in advance. The notice will specify the topic so interested members can attend. Special meetings give the board an opportunity to explore sensitive or controversial matters—perhaps an assessment increase. Members do not participate in the meeting, unless asked directly by a board member, but they have a right to listen to the board discussion. Town Hall Meetings Town Hall meetings are informal gatherings intended to promote twoway communication; full member participation is essential to success. The board may want to present a controversial issue or explore an im- portant question like amending the bylaws. The board may want to get a sense of members’ priorities, garner support for a large project or clarify a misunderstood decision. Board Meetings Most of the business of the association is conducted at regular board meetings. Board members set policy, oversee the manager’s work, review operations, resolve disputes, talk to residents and plan for the future. Often the health and harmony of an entire community is directly linked to how constructive these meetings are. Executive Session The governing documents require the association to notify you in advance of all meetings, and you’re welcome—in fact, encouraged—to attend and listen. The only time you can’t listen is when the board goes into executive session. Topics that the board can discuss in executive session are limited by law to a narrow range of sensitive topics. Executive sessions keep only the discussion private; no votes can be taken. The board must adjourn the executive session and resume the open session before voting on the issue. In this way, members may hear the outcome, but not the private details. Parties Occasionally the association notifies all residents of a meeting at which absolutely no business is to be conducted. Generally these meetings include food and music, and they tend to be the best attended meetings the association has. Oh, wait! That’s a party, not a meeting.
