fideicomiso de inversión en bienes raíces especializado en centros comerciales, anuncia que ha liquidado el centro comercial
denominado "Las Misiones" ubicado en Ciudad Juárez, Chihuahua.
FibraShop liquidó el pago inicial del por un monto de $631.46 millones de pesos. El pago realizado, como fue anunciado
anteriormente, comprende $450 millones de pesos en efectivo y se complementa con 10,489,146 CBFIs.
La plaza cuenta con una ocupación actual del 86.1% y genera un NOI de $66.3 millones de pesos. Al elevarse la ocupación al
95%, el CAP ascenderá a 10.8% aproximadamente, comprendiendo tanto el pago inicial, como pagos subsecuentes por los
espacios que hoy se encuentran vacantes, los cuales se realizarán semestralmente dentro de los siguientes dos años a un CAP
de 11.5%.
Las Misiones se encuentra estratégicamente ubicada la denominada "Zona Dorada" de Ciudad Juárez, en el Paseo de la
Victoria y el Boulevard Teófilo Borunda. La plaza se encuentra anclada con Liverpool, Sears, Cinépolis, Sanborns y C&A.
Adicionalmente cuenta con prestigiados locatarios, entre los que se encuentran, McDonald's, Starbuck's, Domino's Pizza, GNC
y Subway, así como sucursales bancarias de Bancomer, Banamex y Banorte. El estacionamiento tiene una afluencia anual
superior a los tres millones de automóviles.
"Los Atrios es una interesante propiedad, se encuentra muy bien anclada y cuenta con una afluencia importante de visitantes, la
cual adquirimos utilizando un esquema innovador, combinando para su liquidación tanto efectivo como CBFIs y pagando los
espacios conforme vayan siendo ocupados, con lo que hacemos un uso eficiente del balance de la Fibra", comentó Salvador

Fideicomiso Irrevocable número F/00854, the first real estate investment trust specialized in shopping centers, announces today
that is has completed the acquisition of the shopping center known as "Las Misiones" located in Ciudad Juarez, Chihuahua.
FibraShop paid the initial amount agreed of Ps. 631.46 million. The payment, as was previously announced, was comprised of
Ps. 450 million in cash and 10,489,146 in CBFIs.
The shopping center has a current occupation rate of 86.1% and generates a NOI of Ps. 66.3 million. Once the occupation rate
reaches 95%, the CAP rate will be of 10.8% approximately, considering both the initial payment as well as the subsequent
payments to be made for the current vacant spaces. Said payments will be made every six months for the following two years at
a CAP rate of 11.5%.
Las Misiones is strategically located in the area known as "Zona Dorada" (Gold Zone) in Ciudad Juarez, in Paseo de la Victoria
and Boulevard Teofilo Borunda. The shopping center is currently anchored by Liverpool, Sears, Cinepolis, Sanborns and C&A.
In addition, it has other prestigious tenants such as McDonald's, Starbuck's, Domino's Pizza, GNC and Subway, as well as
banking branches from Bancomer, Banamex and Banorte. The parking lot has an annual traffic flow of above three million cars.
"Las Misiones is an interesting property. It is well anchored, it has a good traffic, and we are acquiring it through an innovative
financing scheme which consists of a cash payment and CBFIs, but it also considers payment over time for vacant spaces as
they are being occupied, which allows us to efficiently use Fibra's resources," commented Salvador Cayón Ceballos, Chairman
and CEO of FibraShop.
