At REAL we are continually striving to provide
more useful information to our customers. We
believe knowledge is critical to our buyers and
sellers so they can make better, more informed
decisions and save time and money. Having more
information available upfront, when a property
is put on the market, results in less time, hassle
and legal costs trying to resolve issues during a
transaction. To support this we have developed a
“AAA” listing category that has mutual benefits
to all parties involved in property transactions.
For example, often parties enter into a
transaction only to find out that a CCC (Code
Compliance Certificate) has not been issued.
In other situations a builder’s report, which
is usually commissioned by the purchaser,
identifies faults that require remediation.
These situations often create unnecessary
stress late in the transaction process, involve
costly communications by solicitors and risk
jeopardizing the sale altogether. Too often,
vendors discount their price by far more than the
costs of remediation in order to achieve the sale.
All of this can be avoided by our “AAA” listings
which ensure that all parties are fully informed
before they enter into a transaction.
Think about this; would you buy a car without an
AA check? Are you prepared to pay more for a
vehicle that has one? We believe there are huge
benefits for our vendors to obtain a LIM report,
a builder’s report and title prior to marketing the
property. Why? It enables the vendor to avoid
unpleasant surprises, after an offer is made, that
can be costly to them in unnecessary legal fees,
delays, extra stress and lost opportunities with
their next purchase. It provides a marketing
advantage over properties that have not had
these checks and encourages purchasers to make
higher offers. Importantly, offers go unconditional
and settle quicker. “AAA” listings require the
vendor to provide the following at the time of
listing:

the price to get the deal done when issues arise

will see less risk and consequently higher value in
“AAA” listings.
Marketing advantage. Vendors benefit by their
“AAA” property being differentiated from other
listings and marketed separately.
BENEFIT TO PURCHASERS
Certainty and higher confidence. Purchasers
can buy with greater confidence because the
“AAA” properties already have these reports and
any issues have been remedied or, at least, priced
out.
Avoiding disappointment. Both parties benefit
from not having the terrible disappointment
of transactions falling over because of issues
surfacing late in transactions.
Cost savings. Purchasers save on report costs
and unnecessary legal costs.
In many parts of the world these reports are
the norm and we believe that New Zealand will
eventually follow. At REAL, we are proud to be
