Resumen
El presente proyecto de grado está basado en una propuesta de un plan de
mantenimiento correctivo y preventivo en el estacionamiento abierto y piso 1 del centro
comercial plaza las Américas 1, ubicado en el municipio Baruta, Estado Miranda, Caracas,
enfocado en reparar cualquier daño hallado en la estructura y en la vía mediante los
estudios necesarios de manera exploratoria.
Actualmente se evaluó el estado actual de la estructura, y los resultados
presentaron fallas en las losas de entrepiso y techo, entre las juntas de dilatación y el
asfaltado observando que dichas losas muestran agrietamiento, debido a la falta de
mantenimiento preventivo que no se ha realizado, principalmente el asfalto por ser asfalto
flexible. Las losas presentan no solo pequeñas grietas, sino mucha separación entre ellas
sin encontrarse una junta de dilación en buen estado.
Esta estructura no posee junta de dilatación nuevas, algunas defensas laterales se
encuentran en mal estado, y el pavimento esta deteriorado; es por ello que se plantea
realizar un plan de mantenimiento para garantizar la durabilidad y el óptimo
funcionamiento de la estructura.

SUMMARY
This graduation project is based on a proposal for a plan of corrective and
preventive maintenance on the open parking and 1st floor of the mall Plaza Las Americas
1, located in the municipality Baruta, Miranda State, Carcass, focused on repair any
damage found in the structure and direction through the necessary studies in an
exploratory manner.
The current state of the structure was evaluated, and the results showed flaws in
the slabs floor and ceiling, between the expansion joints and paving noting that these
slabs show cracking due to lack of preventive maintenance has not been done, mainly be
flexible asphalt pavement. The slabs have not only small cracks, but much separation
between them without finding a board of good procrastination.
This structure has no new expansion board, some side shields are in disrepair, and
the pavement is damaged; it is why we decided to carry out a maintenance plan to ensure
optimum performance and durability of the structure.
